Sand is an abrasive, and it is everywhere
Panhandle sand is fine, hard quartz. Tracked across a floor under foot traffic it acts like sandpaper, and it is the single biggest determinant of how a coating looks after three seasons in Destin or Panama City Beach.

UV and salt on exterior slabs
Gulf-front properties take intense, reflected UV and continuous salt deposition. Every exterior surface (pool deck, walkway, carport, outdoor shower pad) must be aliphatic. Light colors matter here for barefoot comfort as much as for appearance.
Rental economics change the calculation

- Schedule between October and March when occupancy is lowest

Panhandle sand drains quickly, which helps, but coastal proximity keeps ambient and slab moisture higher than inland Florida.
