How salt pitting actually happens
Chloride-laden meltwater soaks into the concrete surface. When the temperature drops, that solution freezes and expands inside the pores, popping small flakes of paste off the top. Repeat that a few dozen times a winter for a decade and you get the familiar rough, aggregate-exposed strip near the garage door.
Once it starts, it accelerates: a rougher surface holds more water. That is why coating an already-pitted floor requires a resin patch and repair step before the system goes down, and why coating a smooth slab now is far cheaper than coating a damaged one in five years.
Repair before coating
- Lightly pitted slabs: high-build base coat fills the surface adequately
- Moderately scaled slabs: resin mortar patch, ground flush, then coat
- Severely spalled slabs: broadcast resurfacing layer or, in extreme cases, replacement
- Cracks routed and filled with flexible polyurea before any coating
Timing around the Ohio winter
Fall is the right window. Coat in September through November and the floor cures fully before the first salted drive of the season, which is when unprotected concrete takes its worst hit. Winter installs are possible with polyaspartic and a conditioned, salt-neutralized slab, but fall is simply easier.
